To order your property survey please click on Property Survey Order above and include the following information:
* Street Address of the property to be surveyed.
* Any prior deeds or survey plans or information on prior plans or surveys for this property.
* Name of current owner if property is not in your name yet.
* Your name, billing address, phone number and e-mail address.
* Information on any boundary disputes with neighbors.
* Do you need a survey plat showing the property line, improvements and any encroachments?
* What is the reason for the survey? (Building permit, Property dispute etc.)
* A $500.00 retainer will be required to schedule the survey.
How much will it cost?
Typical fees for a 1/4 acre residential property survey are between $600 to $1,200 depending on what information is available in the public records and how well that information fits with what we find as physical boundary evidence (property corners) on the property. If we have completed a survey within your block in the past we can usually discount the price. We will review the information in your e-mail and respond with an estimated fee typically within 24 hours of receipt.
How can I reduce my costs?
If we are doing two or more surveys within the same block we can usually save time and discount the over all price for each individual survey. Talk to your neighbors and go together to get a reduced price.
How long will it take?
We can usually complete a residential property survey within two weeks of receipt of the retainer. If you need it sooner let us know and we will try to meet your schedule depending on our prior commitments.
What is included in a property survey?
* Research of public records for deeds, plans and public street right-of-ways.
* Field search for property evidence within your block. We always look for evidence on your property and all properties adjacent to your lot. This will include searching with a metal detector and digging for property corners where they are called for in the deeds and plans.
* Field survey to locate all boundary evidence found and property improvements on your lot.
* Input deeds, plans and survey data into our computer aided design (CAD) system.
* Compare recorded plans with physical evidence located in the field and resolve final boundary location.
* Set rebar or concrete monuments at each property corner not already marked by a corner. We will typically set a 24” rebar set into the ground so that only 1” would be visible. We put surveyors flagging on the rebar and set a wooden guard stake to make it easier to locate the corners. These guard stakes can be removed once you are familiar with where the property corners are located.
* We can prepare a survey plat if requested which shows all property corners found and set and all property improvements of the lot.
